How it works
How this site works
Four things happen here: you browse listings, you get a free estimate on a Miami-Dade lot, you ask the assistant about a property, and you contact the broker yourself. Here is how each of them works and where the numbers come from.
Browse listings for sale and lease
The listings come from the brokerages that publish them in Miami-Dade, Broward and Palm Beach. We read what they publish, put every listing in one place, and keep checking it for changes so a price cut or a withdrawn listing shows up here too.
We do not write the listings and we do not edit the asking prices. When a listing and a recorded county sale match on address and date, we mark the listing sold and show the recorded price, which is the price the deed says, not the price it was asked for.
- Where it comes from
- The listing brokerages, plus Miami-Dade county sale records for the sold ones.
- How current it is
- Listings are rechecked regularly, and the date we last saw a change is kept with each one.
- What it costs
- Nothing. There is no account and no paywall.
Get a free estimate on any Miami-Dade lot
Open the map, click any commercial lot in Miami-Dade, and you get an estimated value. It is worked out from sales recorded with the county on comparable lots nearby, adjusted for lot size, and it is shown with the sales it was built from so you can see what is behind the number.
This works on lots that are not for sale. You are not looking at an asking price or at what a brokerage says a property is worth, you are looking at what similar land in that area has actually been selling for.
- Where it comes from
- Recorded sales in the Miami-Dade county records, not listing prices.
- What it does not know
- Leases, income, the condition of a building, and any recent improvements.
- What it is not
- An appraisal. Talk to a licensed appraiser or broker before you act on it.
Ask the AI assistant
The assistant reads the same listings and county records the rest of the site uses, so you can ask in plain words instead of working the filters. Ask what sold on a block in the last year, what a lot is zoned for, whether a price looks high for the area, or ask it to pull up retail under a budget in a city you name.
It answers from the data on this site. When it does not have something, it says so rather than guessing, and it will point you at the listing and the broker so you can check for yourself.
- What it can see
- Every listing on the site and the Miami-Dade records behind the estimates.
- Where to find it
- The Contact us button, on every page, bottom right.
- Worth knowing
- It can be wrong. Confirm anything that matters with the broker or the county.
Contact the broker
Every listing names the brokerage and the agent who published it, with a phone number or an email when the brokerage included one. You contact them directly, and the inquiry goes to them.
We are not a party to the deal. We do not take a referral fee, we do not sit between you and the broker, and nothing on a listing page is an offer. The brokerage that published the listing is the one that can answer on price, terms and availability.
- Who you reach
- The listing brokerage and agent, straight from the listing.
- What we take
- Nothing. There is no fee and no commission on either side.
- Confirm with them
- Size, zoning, status and price should be checked with the broker before you rely on them.
